Early Repayment Charge (ERC) calculator

Our Early Repayment Charge (ERC) calculator shows you an estimate of what you might have to pay if you choose to pay off or switch your mortgage before your current deal ends, or if you pay over your allowance.

You can find your ERC details in your latest mortgage offer. Your annual mortgage statement also shows any applicable ERCs at the date of each statement.

Information:

There is no ERC to pay if you’re on a tracker or Lifetime mortgage, the Standard Mortgage Rate (SMR) or the Base Mortgage Rate (BMR).

Get an accurate ERC

This calculator can only give you a very rough idea of what your ERC is. If you need an accurate amount, you can access Mortgage Manager via our banking app or internet bank.

To use our banking app or internet bank, you need to register.

Our internet bank

Log in to the internet bank and follow these steps:

1. Select your mortgage account  
2. Go to the Related services menu on the left-hand side and select Manage your mortgage.

Using our banking app is the easiest way to access Mortgage Manager. In our banking app select your mortgage account and then Manage your mortgage.

Monday to Friday, 8am to 6pm.
