What our Buildings insurance will pay for

Repairing or even rebuilding your home following damage covered by your policy

Finding somewhere else for you to stay temporarily (including kennel fees) if your home has been damaged by something covered by your policy and is unfit to live in

Removing and replacing part of your building (e.g. flooring) to find the source of water or oil leaking from a heating or water system.

Repairing damage caused by water escaping e.g. from a burst pipe

Replacing the locks on the external doors of your home, garage or outbuildings

If someone is injured or their property’s damaged because of something to do with your home, for example tiles falling off your roof, and you’re held legally responsible

What is Buildings insurance?

The structure of your home and pretty much everything that’s fixed to it, or to the ground, is covered by Buildings insurance. There are some limits on what we’d pay out and certain things we don’t cover (exclusions) – open the Policy Wording booklet to see everything that is and isn’t covered.

Did you know these are covered?

  • Drives, patios and footpaths
  • Fitted kitchen and bathroom
  • Outbuildings and garages
  • Laminate flooring
  • Permanent alarm systems

But these are some of the things that aren't:

  • Wear and tear
  • Damage due to lack of maintenance
  • Fences, hedges and gates damaged by a flood or storm

And you’ll need to add an Optional Extra to get:
  • Accidental Damage Cover
  • Matching Items Cover

The excess you’ll need to pay

We’ll ask you to pay some money towards any claim you make – this is your ‘excess’. It’ll be at least £50, but you can increase it (up to a maximum of £500) which may reduce the price of your premium.

These two scenarios have their own excess, as they tend to be more expensive to fix:

  • Water escaping (from your washing machine, dishwasher, fixed water or heating system) and damaging your home: £350
  • The ground under your home moving (subsidence, landslip or heave) and damaging your home: £1,000

These two scenarios include your standard excess, so if you've chosen to pay an excess of £100, your total excess for escaped water would be £350 (not £450).

You can buy any of these Optional Extras

We'll tell you how the price changes as you add or remove cover. And you can update your Home Insurance at any time – there's no admin fee to pay.

There are some limits on what we'd pay out and certain things we don’t cover (exclusions). You'll also need to pay an excess when you claim for anything except Home Emergency Cover.

Accidental Damage Cover

(Available with Buildings and/or Contents insurance)

Accidental Damage Cover is for those accidental spillages, knocks, drops or DIY disasters that can damage your home and contents.

If you have Buildings insurance, it’ll cover you for repairs to the structure and fittings (e.g. doors, bathroom suites and kitchen cupboards) of your home. So, if you accidentally drill through a pipe or break a window, you’re covered.

If you have Contents insurance it’ll cover you for accidental damage to your contents – if you spill wine on your rug, for example, or the dog knocks over your TV.

You won't be covered:
  • For damage caused by wear and tear or lack of maintenance

Matching Items Cover

(Available with Buildings and/or Contents insurance)

If we can’t match part of a set that needs replacing, we’ll replace the whole lot.

If you have Buildings insurance this would cover your fixtures and fittings. So, if your washing machine leaked damaging a kitchen cupboard and we can't repair it or get you a new one, we'd replace the whole set, for example.

If you have Contents insurance it would cover the contents of your home, such as your three-piece suite.

You’ll be covered up to the limits shown on your Buildings and/or Contents insurance


You won't be covered:
  • For damage caused by wear and tear or lack of maintenance
  • For undamaged items where the cost to repair or replace the damaged item is below the policy excess

Home Emergency Cover

(Available with Buildings and/or Contents insurance)

We use a company called CET to provide Home Emergency Cover, so we can help you if the unexpected happens – if your doors and windows are damaged during a burglary or storm for example, or if you lose your main source of heating, lighting or water.

You’ll always be able to contact us in an emergency, and we’ll arrange for one of our recommended repairers to come and make your home safe and secure.

We’ll pay up to £500 for Home Emergency claims


You won't be covered:
  • For power cuts caused by your electric or gas supply being cut off
  • For power cuts caused by industrial action/strikes

Legal Cover

(Available with Buildings and/or Contents insurance)

Legal Cover is provided by Arc Legal Assistance and administered by Lyons Davidson. It can help if you want to know more about your rights or the legal aspects of a situation – for example if you (or someone in your family) have been injured, or if there’s an issue with your contract of employment.

It’ll also help cover the costs if you take legal action.

We’ll pay up to £50,000 for Legal Cover claims


You won't be covered:
  • If you contact us about something more than six months after it happened
  • If you don’t have a realistic chance of winning the case
