Proofs

There are a number of documents that we may require from your client in order to proceed with their application. These include:

PROOF OF: OPTIONS
Identity

The Society must satisfy identification requirements (Name and Address) for ALL mortgage applicants including guarantors. As a result you may be asked to provide evidence to confirm your clients name and address when taking out a mortgage with us.

Acceptable proofs of name include:

  • UK based Bank or Building Society statement (less than 3 months old)
  • Certified copy of a Full UK Driving License (paper or photocard and paper counterpart)
  • Certified copy of a Valid Full Passport or EU Member State ID card
  • HM Revenue and Customs notice of coding (less than 12 months old)

Acceptable proofs of address include:

  • Gas, electricity or telephone bill, not mobile (less than 3 months old)
  • Mortgage statement, water bill or council tax bill (less than 12 months old)
UK residency Non-UK or European Economic Area (EEA) citizens require indefinite leave to remain in the UK. This must be evidenced by a stamp in a currently valid passport or written confirmation from the Home Office.
Income

Nationwide requires that proof of income is available and reserves the right to request proofs for any applications received.

Acceptable proofs include:

  • last P60 and last payslip or alternatively, employer's reference from current employer
  • an accountant's certificate for self-employed applicants and 2 years accounts when borrowing up to £500,000
  • an accountant's certificate, 2 years' accounts and 6 months' business and personal bank statements for self-employed applicants borrowing over £500,000 loan

For clients who own a let property they must provide a copy of their tenancy agreement and up to date bank statements confirming amount of mortgage payment and receipt of a minimum one month's rental income.

Payment history

Please note, applicants must not have exceeded 3 months' arrears in the last 3 years.

Mortgage payment history can be evidenced using:



  • the last annual mortgage statement (covering 12 months' payments)
  • where a statement covers less than 6 months payments and is over 6 months old. The last 3 bank statements are required
  • where the above is unavailable. An existing lender's reference is required

Tenancy payment history can be evidenced using:



  • a reference - where the landlord is a local authority, housing association, or commercial letting company above
  • a rent book or bank statements covering a period of 12 months - where the landlord is not one of the above

All applicants are required to state their nationality.
