What we do

Our lending activities are currently concentrated in the following sectors:

Retail Prime and good secondary retail units, shopping centres, retail parks and retail warehouses let to third parties.
Office Prime and good secondary office accommodation let to third parties.
Industrial Prime and good secondary industrial units and industrial estates let to third parties.
Distribution Modern Warehouses and Distribution Centres let to third parties.
Mixed Portfolios Portfolios made up of a mix of prime and good secondary Retail, Office, Industrial, Distribution and/or Residential Assets let to a good spread of tenants.
Residential Portfolio’s of houses and apartments let on AST’s (minimum rental history of 6-12 months).

Our Borrowers:

Range from Private Individuals through to Ltd companies, quoted property companies, and property funds.
Funding We lend at a negotiated margin above either 3 month LIBOR, Society LIBOR, fixed rates, capped rates and other hedging instruments.
Loan Amounts Our minimum loan is £1m with loans above £20m generally assessed by one of our structured finance teams.
Security We will require a first legal charge over the property, a debenture (where applicable) and/or guarantee (dependent on the nature of the transaction) and other security may be applicable for a specific transaction. Generally the maximum loan to value of assets does not exceed 65%.
